Home / Sell a Rental Property
Tired of being a landlord? We buy rental houses, condos, townhomes, and duplexes as-is for cash. In many cases we can buy with tenants in place, so you don’t have to wait for a lease to end or pay for turnover repairs.
No obligation. We’ll reach out to see how we can help.
Or call 775-993-1209. No obligation. No pressure.
What happens next: we review your details, reach out by your preferred method within 24 hours, and share a no-obligation offer if it fits.
Dealing with tenants, repairs, or vacancies? We buy rental properties in any condition, with no eviction headaches required.
Chasing payments and dealing with conflict wears you down. You can sell without having to evict anyone first.
Leaky faucets, worn carpet, and make-ready costs between tenants. We buy as-is, so you can skip all of it.
An empty rental still costs you mortgage, taxes, insurance, and utilities every month.
Moved out of the area? Visits can be in person or virtual, and we coordinate closing through title.
Want to step back from landlording? A clean, as-is cash sale keeps it simple.
If the place needs work before it could hit the market, we’ll make an offer on it as it sits.
In many cases we can buy with tenants in place. Here’s the general picture. Your title company or a Nevada attorney can confirm the details for your property.
Under Nevada law, an existing lease generally stays in effect after a voluntary sale, and the new owner takes over the landlord’s role (NRS 118A.349).
The tenant’s security deposit is generally transferred to the new owner in writing before the deed is recorded, or returned to the tenant (NRS 118A.244).
The tenant should learn who the new owner is and where to pay rent. We’ll handle our part of that after closing.
We coordinate one visit with you and give your tenant proper notice. No weeks of showings or open houses.
We’ll ask for the lease, rent amount, and deposit details up front so there are no surprises for you or your tenant.
Selling an investment property can have tax consequences. Talk to your CPA or tax advisor before you sell.
Call or fill out the form. Share whether it’s occupied, plus the lease and rent basics.
We visit (in person or virtual) with proper notice to your tenant and explain a no-obligation as-is cash offer, plus any other options that might fit better.
Choose your closing date. We handle the paperwork with the title company.

We’ll explain how a sale with tenants would work, answer your questions honestly, and never pressure you.
We do what we say, every time.
You’ll always know where you stand. No surprises.
Every homeowner’s story matters to us.
“We’re neighbors helping neighbors, one home at a time.”
